SCOTTISH HOUSING SECTOR VALUE & NEW BUILD SHARE

  • The Scottish housing market continues to show resilience, bucking the UK trend. The Scottish housing sector is performing better than England. The English housing sector experienced a quieter year and a slight decline in sales due to a lack of housing stock and overall economic uncertainty according to a recent Residential Market Survey (RCIS).
  • A recent Registers of Scotland report showed the sector was worth more than £160bn to Scotland in the last 10 years (total value of the residential sales ). In 2017-18, the total value of residential sales was £17.9bn, an increase of 7.8%  2016-17
  • New build sales accounted for 11.7%  of all Scottish sales in 2017-18
  • Residential property market analysts in June 2018  commented that  Scotland’s residential market is buoyant, including the new build homes and build to rent sectors. Latest statistics from the Scottish Government show new build housing was up 11% in Q4 2017 compared to Q3 2017

SCOTTISH HOUSING SECTOR –  GROWTH & SKILLS REQUIREMENTS TO 2022

  • Scotland’s construction industry is expected to grow over the next five years, according to forecasts by the Construction Industry Training Board. A 3.9% growth in public housing each year is expected for the 2018-2022 period, with private housing growing at 2.9%.
  • Ian Hughes, partnership director at CITB (Construction Industry Training Board) Scotland said: “The forecast for Scottish construction sees a stable five years to 2022. It is encouraging to see strong growth for housing in particular”.

SCOTTISH HOUSING SECTOR CHALLENGES – STOCK & SKILLS

  • The biggest challenge in the UK housing sector and in Scotland currently is stock, with demand continuing to outstrip supply. It is predicted that the UK needs about 300,000 new homes every year for the foreseeable future, to tackle the housing shortage. In Scotland, expansion is being driven by the Scottish Government’s target  to build 50,000 new affordable homes by 2021
  • Housing Minister Kevin Stewart said: “We are working to increase the number of homes across Scotland so that everyone has a good quality home that they can afford and that meets their needs. We will spend over £3 billion to deliver at least 50,000 affordable homes, of which 35,000 will be for social rent, by March 2021. This builds on the achievement of exceeding our previous target to deliver 30,000 affordable homes by 2016″
  • 10,650 new construction workers be will needed to meet demand because of an ageing workforce, in particular for supervisors, logistics and civil engineers in the trade.   • July 2018 – The Trump Organisation is to submit a planning application for 500 homes at its £150m golf resort in Aberdeenshire – 2,000 jobs to be supported during the construction phase and 300 permanent jobs after completion
  • July 2018 – Springfield Properties announced plans to build 1900 houses starting 2019. Phase 1 of 600 private and affordable homes  expected to be on the market in 2021
  • July 2018 – lbyn Housing Society started work on its next phase of 49 affordable homes in Inverness with Bancon Construction
  • July 2018 – Wheatley Group secured £185m of new funding from the European Investment Bank(EIB) to help build and improve thousands of affordable homes across Scotland. The Wheatley Group is building or planning up to 3000 more on 60 sites across Scotland, including currently 143 by Glasgow Housing Association (GHA)
  • July 2018 – Advance Construction announced £42.5m plans for a 10-year new build building programme creating 450 jobs and employment for 300 construction workers
